The villa
Built for a family that actually wants to cook, swim and stay put
Casa Dana was built in 2011 across three floors and 2,400 square feet, with Caribbean-island interiors and a full kitchen that guests use far more than they expect to. Granite counters, a proper stove and oven, a dishwasher, and — unusually for the island — purified water straight from the tap throughout the house.
Each of the three bedrooms has its own full bathroom, one per floor, so nobody is sharing a sink or tiptoeing past a sleeping child. The second-floor bath has a Victorian claw-foot tub. The third floor opens onto a large covered terrace where most guests end up eating breakfast and watching the sun go down over the water.
Outside your door: a heated infinity pool that looks straight out to sea, a separate kiddie pool, a hot tub, a stretch of community beach, and a private pier. Housekeeping comes twice a week. A guard is at the gate around the clock.

The community’s heated infinity pool sits above the shoreline with loungers and thatched umbrellas, a kiddie pool beside it and a hot tub a few steps away. Past the pool deck is the beach and a private pier that dive boats can pull up to.
Arrecifes de Cozumel National Park — the protected reef system that made this island famous — begins a five-minute walk down the shore. Masks, fins and beach gear are in the villa, so a morning snorkel costs you nothing but the walk.

How much does it cost to rent Casa Dana?
Casa Dana rents for $259 per night with a 3-night minimum stay. Stays of a week or longer receive 10% off, and stays of a month or longer receive 20% off. Rates are quoted for the whole villa, not per person.
How do I reserve, and when is payment due?
Send us your dates through the inquiry form and we will confirm availability. A 50% deposit holds the reservation, and the remaining balance is due 30 days before your arrival. A refundable $500 security deposit is also collected, and returned within 14 days of checkout less any lawful deductions.
Can I rent direct from the owner instead of booking through Vrbo or Airbnb?
Yes — that is the whole point of this site. Casa Dana is rented by owner, and the direct rate is $259 a night against the higher entry price the listing sites advertise, with no platform service fee added at checkout. You are booking with the family who owns the house, so questions about the villa, the island or your dates get answered by someone who has actually stayed there. If you would rather have a platform between us, the Vrbo and Airbnb listings are linked from the booking page and we honour the same calendar.
What is the cancellation policy?
Cancel 46 or more days before arrival and your 50% deposit is refunded in full — nothing is withheld. Cancel between 45 and 31 days out and the deposit is forfeited, but nothing further is owed because the balance is never invoiced. Cancel inside 30 days and the rental charge is non-refundable, capped at what you have already paid. The $500 security deposit always comes back if you never occupy the villa.
What happens if a hurricane hits during my stay?
If Mexican civil-protection authorities order a mandatory evacuation, or Cozumel airport or the Playa del Carmen ferry closes for 24 hours or more because of a named storm, and you lose nights as a result, we issue a credit for those nights valid 18 months. It is not a cash refund — which is exactly why we tell everyone travelling between August and October to buy travel insurance that covers weather disruption.
Can I host a party or an event at the villa?
No. Casa Dana is a private home in a quiet residential community, so parties, weddings, receptions, organised events and commercial use are not permitted without our written approval in advance. We are glad to discuss a small family celebration — just ask before you book.
Is Casa Dana a condo or a house?
Both words get used, so here is the precise answer. Casa Dana is a detached, single-family house — three storeys and 2,400 square feet that are yours alone, with nobody sharing a wall, a ceiling or a stairwell with you. It sits inside Costa del Sol, a gated beachfront community, which is why guests often describe it as a Cozumel condo rental: you get the things people usually want from a condo complex — a guarded gate, a shared beach area, the infinity pool and the pier — without the parts nobody wants, like a lobby, a neighbour above you, or a lock-off unit that turns out to be one bedroom of somebody else's apartment. Do I rent the whole house, or just part of it?
The whole house. Every booking at Casa Dana is the entire villa — all 3 bedrooms, all 3 full bathrooms, the kitchen, both living areas, the terrace, the pool and the pier. There are no other guests on the property, no shared rooms, and no per-person pricing: the nightly rate is the same whether two of you come or 8.
How many people does the villa sleep?
Three bedrooms sleep 6 comfortably — a king, a queen with a futon, and two twins, each bedroom with its own full bathroom. A queen sleeper sofa in the first-floor living area brings the total to 8. The rental agreement caps occupancy at 6 adults and 8 people in total, counting children and infants.
Is the villa beachfront, or just near the beach?
Beachfront, and we will be precise about what that means because listings are often vague. Casa Dana sits inside the Costa del Sol gated beachfront community on Cozumel’s quiet south-west shore, roughly 60 yards from the water, with an oceanfront terrace, a community beach area and a private pier you can walk out on. It is not a house with a sea glimpse from one upstairs window — the Caribbean is what you look at from the terrace, the pool and two of the three bedrooms.
Does the villa have a private pool?
There is a heated infinity pool overlooking the ocean, a separate kiddie pool for small children, and a hot tub — shared only with the handful of houses in the Costa del Sol community, not with a hotel’s worth of guests. Most days our guests have it to themselves. The pool is heated year-round, which matters more than people expect in January.
